Prior to any major refurbishment or demolition project it is a legal requirement to assess the risks of asbestos by undertaking an asbestos refurbishment and demolition survey. The purpose of a Refurbishment and Demolition (R&D) Survey, as defined within the HSE publication HSG 264 Asbestos: The Survey Guide, is to locate and describe, as far as reasonably practicable, the presence and extent of any suspect asbestos containing material (ACM) in the area where the refurbishment will take place.
The survey involves intrusive investigations into all elements of the building fabric that may be affected by the proposed works. As such the survey does cause damage to the building, for example making penetrations into partition walls or ceilings and so is best undertaken when the property is vacant.
The survey can help prevent costly delays to projects and minimise the risk of exposure to asbestos to workers etc.
